Roof Replacement in Orinda, CA
Orinda was on the state's 2025 list of Contra Costa cities with very high fire hazard areas. If your home is in one, replacing more than half the roof means a Class A covering, and the roof is also your best chance at an insurance discount. Moraga shares the same fire district and the same questions.

Fire zones and roof class in Orinda
The 2025 Local Responsibility Area maps put parts of Orinda and Moraga in the very high zone (Local News Matters). Look up your parcel on the Moraga-Orinda Fire District map page.
The County's re-roof sheet says "Orinda and Lafayette have specific areas requiring Class A or Class B roofs, check with City" (County). MOFD also adopts fire code ordinances (MOFD ordinances), so ask the roofer to confirm requirements with both the City and the district before you choose a product.
The City's Emergency Preparedness page and OrindaReady cover evacuation planning alongside home hardening.

Oaks, valleys and embers
Orinda roofs sit under oaks and bays. Leaves pile up in valleys and behind chimneys, hold moisture against the roof, and become ember beds in a fire. At replacement time, ask for:
- Open metal valleys that shed leaves rather than trap them
- Ember-resistant attic and ridge vents
- Sealed eave and tile-end openings
- A plan for steep driveways and narrow streets (tear-off debris, deliveries)
MOFD's home-hardening grant program has covered ember-resistant vents and gutter guards; the posted round ran through June 30, 2026, so check MOFD for the current status.

Class A options that suit Orinda homes
Standing-seam metal, Class A architectural shingles, and concrete or clay tile all meet Class A, some as listed assemblies. Metal and shingles keep weight down on older framing; tile suits Mediterranean styles.

3:12FAQ
Questions homeowners ask
Do I need a Class A roof in Orinda?
If your parcel is in a very high fire hazard severity zone and you replace more than 50% of the roof within a year, state law requires at least Class A (HSC §13132.7). The County also notes Orinda has areas requiring Class A or B roofs; check with the City for your address.
Does Moraga have the same rules?
Moraga is also on the 2025 very-high list and is served by the same fire district (MOFD), so the Class A rule and ember-hardening advice apply the same way. Permits go through the Town of Moraga.
