Roofing Materials Compared: Shingle, Tile, Metal and More

For most Walnut Creek homes, the choice is between architectural asphalt shingles (lowest cost), tile (longest-lived covering, heaviest) and standing-seam metal (long life, light, solar-friendly). All three come in Class A and cool-rated options.

3:12Wood shake

If you have wood shakes now

Many older homes still have wood shake roofs. Untreated shakes don't reach Class A, so in very high fire hazard zones a replacement of more than half the roof can't be shake. Common replacements: architectural shingles in a shake-like profile, synthetic shake with a Class A listing, or metal.

Flat sections? See flat roof systems. Tile roofs: re-lay vs. replace. Fire zones: Class A roofs. Prices: cost guide.

3:12FAQ

Questions homeowners ask

Is a metal roof better than shingles?

It lasts longer (HomeGuide: 30–80+ years vs. 20–30 for architectural shingles), weighs less, and suits solar. It costs more up front: $10–$18+ per sq ft in the Bay Area vs. $4–$7+ for asphalt (GreatBuildz). Shingles win on price and on easy HOA approval.

What is the longest-lasting roof?

Of the common options, tile, slate and metal. HomeGuide lists tile at 30–100+ years and slate at 50–200+, but on tile roofs the underlayment needs replacing well before the tile.

Are wood shake roofs allowed?

Untreated wood shakes don't meet a Class A requirement, so in very high fire hazard zones they are effectively ruled out for a replacement of more than half the roof. Synthetic shake or Class A assemblies give the look without the risk.
