Layers to tear off

One layer of shingles comes off faster than two. Tile and slate tear-off sits at the high end of the $1–$5+ per sq ft range.

Decking

Rotted or delaminated sheathing is only found after tear-off. Bids should state a per-sheet price and an allowance.

Pitch and stories

Steep roofs need more safety setup and slow the crew; two-story roofs add staging.

Complexity

Valleys, dormers, hips, chimneys and skylights all add flashing and cutting time.

Underlayment

For a 25-square asphalt roof on a one-story home it's high unless the bid includes two layers of tear-off, significant decking, a steep or cut-up roof, or premium products. For a large home or a tile or metal roof, it can be a fair number.

$50,000 is plausible for a large single-story home in tile or metal, or a complex roof with solar to remove and reinstall. For an ordinary asphalt re-roof, it's well above published ranges.
