Flat Roof Replacement in Walnut Creek

Ponding and drainage
Water that stands for days after rain shortens any membrane's life. A replacement bid should say how the roof will drain: tapered insulation, crickets behind chimneys and skylights, and enlarged or added drains and scuppers where needed.
Skylights and solar. Low-slope roofs on mid-century and modern homes often carry skylights or solar panels. Decide before the bid whether skylights get new curbs or replacement units, and whether panels come off and go back on. Both are usually separate line items.

What is the best flat roof for a house?
There is no single best. TPO and other single-ply membranes are light and reflective; modified bitumen is durable and easy to repair; foam can be sprayed to build slope. Drainage design and installation quality matter more than the label.
Does a flat roof need to be a cool roof?
Often, yes. For low-slope alterations in Climate Zone 12, BayREN's guide to the 2022 Energy Code lists aged solar reflectance of at least 0.63 and thermal emittance of at least 0.75, or an SRI of at least 75, when 50% or more of the roof is replaced. Exceptions exist, so confirm with the building department.
Why does water pond on my flat roof?
Sagging framing, clogged drains or scuppers, or a roof that was never sloped enough. A replacement is the time to fix slope with tapered insulation or crickets.
