What Lafayette's 2025 fire map means for a roof

The City's page states the current Fire Hazard Severity Zone map "went into effect on July 10, 2025," with 41 acres very high. It also notes that California's WUI building codes "apply to the design and construction of new buildings located in High and Very High FHSZs" and address roofing, siding, decking, windows and vents (City of Lafayette).

For re-roofs on existing homes, the state Class A rule applies in the very high zone when more than 50% is replaced within a year (HSC §13132.7). Separately, Contra Costa County's re-roof sheet says "Orinda and Lafayette have specific areas requiring Class A or Class B roofs, check with City" (County).

4:12Permits

Permit and inspections

Lafayette contracts with the County Building Inspection Department for plan check and inspections (City). Expect an in-progress and a final inspection with ladder access.

The City's page also notes residential re-roofs under 5,000 sq ft (50 squares) don't need a construction and demolition debris recycling plan.

Lafayette homes and their roofs

Many Lafayette homes date from the 1960s. By now most are on a second or third roof, so ask each roofer how many layers are coming off and how decking will be priced. Hillside lots and long driveways can also affect where the dumpster goes and how long tear-off takes.

Climate Zone 12's cool-roof rule applies to steep-slope re-roofs of 50% or more, so choose a rated color. If your parcel is in a very high zone, the product must also be Class A.
